ASSISTANT CNSTRUCTIN MANAGER

Home Ownership Providing Energy Inc. a company 100% owned by the government, is seeking an Assistant Contruction Manager to help with the delivery of affordable homes throughout Barbados.

The Assistant Construction Manager plays a pivotal role in driving efficiency in project delivery; value engineering design; procurement and construction activities; and proposing and implementing project management systems. The job holder is responsible for delivery and project execution from inception to completion and must have an expert grasp of strategic planning, resource management, team leadership and ensuring that project is executed on time, within scope and according to budget while maintaining a strong focus on quality and safety.

Key Accountabilities:

  • Project Planning and Initiation
    • Assist with the project planning process, including defining project scope, objectives, timelines and resource requirements. Develop comprehensive plans and budgets.
    • Will assist in the management of the construction process to completion of the project.
  • Budget Management
    • Monitor project budgets and costs, tract expenses and implement cost control measures to ensure adherence to financial targets.
  • Schedule Oversight
    • Assist with Developing and maintaining a project schedule, on a Lot-by-Lot basis, ensuring that milestones are met.
    • Address scheduling conflicts and adjust plans as necessary.
  • Team Leadership
    • Assist with Managing the construction site team, including Project Managers, Contractors, Engineers, Architects and other stakeholders.
    • Provide clear direction, motivation and guidance throughout the project lifecycle.
  • Project Meetings
    • Attend weekly Project Meetings on Site; the agenda to include but not limited to:
      • Lot-by-Lot Progress
      • Quality
      • Cost
      • Other Issues
  • Risk Management
    • Identify potential project risks and develop mitigation strategies.
    • Proactively address issues to minimize impact on project progress and outcomes.
  • Quality
    • Ensure the Lots (Houses) are completed by in accordance with the Contract by the Contactor at contract Completion.
    • Ensure the Lots (Houses) are completed to permit the Sales Representative to undertake snagging.
    • Manage the rectification of any defects or other issues reported by the Sales Representative.
    • Manage the rectification of any defects or other issues reported by the House Purchaser.
  • Communication
    • Maintain open and transparent communication with Project Stakeholders, including Purchasers, Senior Management and regulatory authorities.
    • Produce detailed implementation plans and issuing detailed weekly progress reports.
  • Change Management
    • Manage scope changes and variations, evaluating their impact on project timelines, costs and resources.
    • Seek necessary approvals and communicate changes to Stakeholders
      and Senior Management.
  • Procurement and Logistics
    • Coordinate procurement of materials and equipment, ensuring timely delivery to support project timelines.

Skills and Experience

  • Highly Minimum of 3 years of related experience (including scheduling, ordering, field supervision, quality control, and production of all phases of residential construction).
  • A thorough knowledge of all trades.
  • High level of proficiency in Microsoft 365 (Word, Excel, Outlook)
  • Proven passion for providing an exceptional customer experience.
  • Strong analytical and problem solving skills, and attention to detail.
  • Strong organizational and time-management skills.
  • Willingness to learn and be part of a team.
  • High level of proficiency in Microsoft Office, including Excel
